Questions
Is this title insurance or a title commitment?
No. TitleSnap AI is a public records lien search. We report the records we find in public county and court indexes. We don't insure title, issue commitments or abstracts, or give legal opinions. For a closing, use a licensed title company.
Who should use it?
Investors screening deals: foreclosure and tax-sale bidders, wholesalers checking a contract before assigning it, flippers, and private lenders doing a first look before ordering full title work.
What do I need to order?
Just the property address and county. The owner's name is optional but helps us search judgment and lien indexes faster.
What if a county website is down?
We'll let you know in your dashboard. Turnaround times are targets and can slip when a county system is offline.
How is liability handled?
Each report is limited to the fee you paid for it. See our terms & disclaimer.
